JOB SUMMARY:  This position is located at the Unaccompanied Housing, which is part of the Morale, Welfare and Recreation Department aboard Naval Air Station, Jacksonville, Florida.

 

MAJOR DUTIES:
Ensures security and privacy of all residents is maintained at all times. Must possess a welcoming manner and positive attitude; demonstrate effective communication skills; professionally interact with residents. Provides functions related to on-site building management.  Performs inspections of vacant rooms and common areas daily checking for cleanliness and maintenance problems. Conducts other inspections with the Complex Manager, Unaccompanied Housing Manager and others as needed.  Acts as an escort when Public Works or contractors require access to occupied rooms. Performs various maintenance related actions associated with assigned building.  Initiates trouble calls and work requests for any maintenance problems. Tracks all submitted trouble tickets.  Ensure trouble tickets completed when the ticket is closed. Performs minor maintenance actions, i.e., changing light bulbs and batteries, preventative maintenance on electronic door lock system, caulking, etc.  Follows up on all corrective actions to ensure completion and satisfaction of the resident/staff.  . Responsible for all furniture, fixtures and equipment FF&E in assigned building. Ensures both FF&E and utilization information in the Enterprise Military Housing System eMH is correct and updated regularly. Coordinates with front desk, maintenance and housekeeping staff to ensure rooms are ready for occupancy. Ensure rooms not ready for occupancy receive whatever work is required to get ready for occupancy. Performs duty of safety officer for assigned buildings.  Ensures the entryways, sidewalks and parking lot are clean as necessary.  May be required to perform grounds maintenance functions. Provides input for short and long range planning.

 

KNOWLEDGE AND SKILLS REQUIRED:  Must have a minimum of 3 years’ experience that demonstrates a knowledge of basic principles, concepts, standards, regulations and administration related to maintenance operations.  Must be sufficiently knowledgeable of building management functions. Must have knowledge in examining reports from the Enterprise Military Housing System eMH to conduct daily inspections.
Must have a working knowledge of agency management procedures and general business practices related to the management and utilization of government housing facilities and quarters.

SPOUSAL PREFERENCE:  Spousal Preference can be used only once to gain regular full time employment in the commuting area but may be used multiple times for flexible type position.

CONDITIONS OF EMPLOYMENT
This position may be designated ALPHA personnel for inclement weather or in the interest of national security and may be required to report for work when other employees are excused. The staff member may be recalled to duty and/or required to work overtime as necessary to meet mission requirements or on an emergency basis.
