JOB SUMMARY:  This position is located at the Navy Gateway Inns & Suites at NAS Jacksonville. The purpose of this position is to perform facilities maintenance work involving two or more the skilled trades. Incumbent performs intermediate level tasks and works more independently as training and experience increase.

MAJOR DUTIES: Ensures security and privacy of all guests is maintained at all times. The incumbent is responsible for a variety of semi-skilled and unskilled tasks involving standard methods related to the operation and maintenance of physical plant facilities.

Performing work in at least two or more of the following trades requiring a higher level of skill than NA-4749-07 in the maintenance and repair of buildings and related fixtures or having significant emphasis in one of the higher level licensed trades: Electrical; Heating; Ventilation and Cooling; or Plumbing. Maintains work order log and follow up a required. Reports status to supervisor. Logs trouble calls with contractor as appropriate.

Plumbing:  May make plumbing repairs to sinks, faucets, commodes, tanks, P-traps, shut off valves and water supply that can be accomplished by removing, cleaning, resealing, replacing defective parts or units.  May install water heaters, garbage disposals, faucets and sinks.

Washer / Dryer repair: Performs routine maintenance on washers and dryers to include cleaning lint ducts and vents, replacing hoses and fittings as required, and referring more complex problems to supervisor for action.

Heating, Ventilation and Air Conditioning (HVAC): Recognizes the cause of faulty equipment and makes repairs on a variety of HVAC units as appropriate. Incumbent traces and locates defects to determine the type and extent of repair needed and they plan the work, select the proper tools and testing devices and accomplish repairs according to accepted trade practices.

Electrical:  Recognizes and reports electrical problems. Replaces fluorescent and incandescent ballasts, bulbs and tubes as needed. Makes repairs that can be accomplished by removing, replacing, tightening, splicing, soldering, and insulating defective wiring, controls, equipment and fixtures such as broken and bare wiring, burned out switches and relays, loose connections and fittings, damaged light fixtures, and poorly operating thermostats.

Carpentry:  Must be capable of measuring, cutting and may construct or repair wood or wood substitute items.  Performs basic carpentry repairs such as repair/replace screens, window and doorframes, molding and trim.

Painting:  Preparation of areas and standard coating methods such as brushing, rolling and spraying and ensure surfaces are fully coated, protected and free from drips and runs. Incumbent uses specifications to thin, stir, and mix coating materials according to specific directions.

Performs other related maintenance duties when needed.     

KNOWLEDGE AND SKILLS REQUIRED:  Must have two (2) years of experience that demonstrates skill in two areas (Carpentry, Plumbing, HVAC, Electrical, and Painting).    Knowledge of safety and environmental rules and regulations concerning procedures, equipment, commonly used chemicals and basic safety is required.  Must be able to communicate clearly and effectively both verbally and in writing with management, staff and guests.  Must have the ability to perform the duties independently with normal supervision.

NOTE:  Some positions have special requirements. Selection may be tentative pending the completion of the satisfactory employment reference checks and receipt of proof of education (where applicable). SPOUSAL PREFERENCE:  Spousal Preference can be used only once to gain regular full time employment in the commuting area but may be used multiple times for flexible type position.

CONDITIONS OF EMPLOYMENT

Working conditions are often uncomfortably warm and noisy. Some workers are exposed to extreme temperatures of hot kitchens and walk-in refrigerators.
