JOB SUMMARY:  This position is located at the Unaccompanied Housing (UH) operation at NAS Jacksonville. The purpose of this position is to perform facilities maintenance work involving two or more the skilled trades. Incumbent performs intermediate level tasks and works more independently as training and experience increase.

 

MAJOR DUTIES:
Incumbent is responsible for a variety of semi-skilled tasks involving standard methods related to the operation and maintenance of facilities.  Participating in maintenance, fire and security inspections of UH buildings. Must have basic computer skills and able to submit trouble calls and work orders into the services module of Unaccompanied Housing Module (UHM). Tracking maintenance work and trouble calls using the services module of UMH. Conducting trouble call closeouts and notifying building managers of work completion or delays.  Overseeing Public Works response to trouble calls and work orders and performing quality assessment on completed work.  Keeping UH management and staff aware of facilities major projects that could affect residents or require the temporary closure of rooms or the entire facility.  Performing repairs such as caulking and preventive maintenance to furnishings and appliances to ensure compliance with warranties and to maintain functionality.
The following skills may be utilized in this position:
Plumbing:  May make plumbing repairs to sinks, faucets, commodes, tanks, P-traps, shut off valves and water supply that can be accomplished by removing, cleaning, resealing, replacing defective parts or units.  May install water heaters, garbage disposals, faucets and sinks.
Air conditioning:  Must be able to recognize cause of faulty equipment and make repairs on a variety of air condition units.
Electrical:  Must be able to repair by removing, replacing, tightening, splicing, soldering and insulating defective wiring, controls, equipment and fixtures such as broken and bare wiring, burned out switches and relays, loose connections and fittings, damaged light fixtures and poorly operating thermostats.  Replaces bulbs as needed.
Carpentry:  Must be capable of measuring, cutting and may construct or repair wood or wood substitute items.  Performs basic carpentry repairs such as repair/replace screens, window and doorframes, molding and trim.
Painting:  May perform standard coating methods such as brushing, rolling and spraying and ensure surfaces are coated, protected and free from drips and runs.
Performs other related maintenance duties when needed.    

 

KNOWLEDGE AND SKILLS REQUIRED:  Must have two (2) years of experience that demonstrates knowledge in the applicable trades sufficient to perform the duties of the position.  Knowledge of safety and environmental rules and regulations concerning procedures, equipment, commonly used chemicals and basic safety is required.  Must be able to communicate clearly and effectively both verbally and in writing with management, staff and guests.  Must have the ability to perform the duties independently with normal supervision

SPOUSAL PREFERENCE:  Spousal Preference can be used only once to gain regular full time employment in the commuting area but may be used multiple times for flexible type position.

CONDITIONS OF EMPLOYMENT
Employment is contingent upon a successfully completed and positively adjudicated National Agency Check (NACI) or higher background clearance as required by the position or local security requirements.
